The Next Step...

Now that you've chosen which property you'd like to rent and make your new home here are some details of what you need to consider and do next, including information on any fees you'll need to pay.

 

RIGHT TO RENT

Under the Immigration Act 2014, Right to Rent Checks are now mandatory across England for tenancies starting on or after February 1st, 2016. It is our obligation to check that a tenant or lodger can legally rent a residential property in England and before the start of a new tenancy, we will request the necessary documents and make checks for all tenants aged 18 and over, even if they’re not named on the tenancy agreement.

 

REFERENCES

Once you have chosen your property, you will then need to complete an application form. Applicants must be over 18 years of age and bring proof of identity. Once this is received, we will then obtain references. When applying for your desired property, please bring a form of identification such as a Driving Licence or a Passport.

 

All application fees are NON REFUNDABLE

Once payment has been made the property will be withdrawn from the market and secured for you for 5 working days; to give you time to provide any additional documentation. This fee covers, but not limited to, our administration costs, references, right to rent check and credit checks.

Security - £250 (no VAT)

 

A security payment is taken as a holding fee.  If your application, payment and ancillary documents are not received within 5 working days or fails due to unsatisfactory references or background checks or you decide to withdraw your application, no refund will be made of your application fee and the property will be placed back on to the market.  If successful references have been obtained and the landlord withdraws prior to the start of the tenancy, a full refund will be made. If unsatisfactory references or credit checks are received the landlord may be willing to accept you with a guarantor. Please note there will be an additional administration cost of £80 plus VAT to reference a guarantor. Upon Move in this money will be transferred to form part of your deposit.


HAVE YOU SOLD YOUR PROPERTY?

If you are in the process of selling your property and wish to rent a property currently advertised for rental the property will not be taken off the market UNLESS you have exchanged contracts. If you have not exchanged contracts then a non-refundable deposit may be requested. This will be paid to your landlord if the tenancy does not proceed as a result of a change in your circumstances.


BOND

This is equivalent to one months rent plus £300 and must be paid by building society cheque or bankers draft the day you sign your tenancy agreements (personal cheques will only be accepted if submitted 7 days prior to signing). No cash will be accepted.

Eg: Rent £300 Bond £600.00

 

PET BOND

An additional £200 will be required in the event of pets being permitted in the property.


RENT

Payable on the day of signing by building society cheque, bankers draft, debit or credit card. Made payable to Newman Residential Lettings. No cash will be accepted.


TENANTS LIABILITY INSURANCE

It is a mandatory requirement on all our tenancies that you protect your landlords fixtures and fittings against accidental damage/loss. It is not a mandatory requirement that you insure your own possessions – this is your choice although we recommend you do. Proof that cover is in place to cover the landlords fixtures and fittings will be required prior to the release of keys and the signing of a tenancy agreement.

IF YOU HAVE YOUR OWN POLICY IT MUST MEET THE FOLLOWING CRITERIA: PROVIDES COVER AGAINST ACCIDENTAL DAMAGE TO THE LANDLORDS FIXTURES AND FITTINGS (minimum £2,500) .


 

 

TENANTS DEPOSITS

All deposit are registered with The Tenancy Deposit Service.

Additional Fees may apply to Landlords throughout the duration of the tenancy and further information on these can be obtained by requesting a copy of our Agency Terms of Business where each area of the tenancy process is comprehensively covered and explained.

 

ADDITIONAL POST TENANCY FEES


CHECK IN FEE - £120 INC VAT

An independent inventory clerk will meet you at the property the day your tenancy starts and check the Inventory & Schedule of Condition with you. This fee becomes payable the day your tenancy starts together with your rental and deposit.

 

Tenancy Amendment Fee - £200 plus VAT (£240 inc VAT)

 

Late Rent Payment Charge - £25 plus VAT (£30 inc VAT)

 

UK Debit Card Charge – 50p(no VAT)

 

UK Credit Card Charge – 2% of overall charge (no VAT)

 

Non UK Credit Card Charge - 2% of overall charge (no VAT)

 

Duplicate/ Replacement AST - £25 plus VAT (£30 inc VAT)

 

Key Replacement/ Lost (per key) - £25 plus VAT (£30 inc VAT)

 

End of Tenancy Clean (per hour) - £15 plus VAT (£18 inc VAT)

 

Flea Spray/ Fumigation (Unauthourised Pets - £100 plus VAT (£120 inc VAT)

 

Rubbish Removal (per bin bag) - £25 plus VAT (£30 inc VAT) unless quoted.

 

Renewal/Check out fee £80 plus VAT (£96 inc VAT)

 

Returned/bounced payment £35 inc VAT

 

Early Release Fee – equivalent to ones months rental plus VAT.

 

All Landlords and Tenants Money is bonded and protected through the Money Protection' Scheme through the National Approved Letting Scheme
