Newman Residential Letting have specialised in lettings and property management over 27 years now. We are an established award winning agent with a reputation built on trust and recommendations. We understand the needs of all our clients can differ from one person to the next but our mission is to ensure everyone single client whether landlord or tenant for is catered for at the highest level.

We offer 3 levels of service to our landlords but if you would like something more bespoke we can work with you on this.

 

Fully Managed

Our most specialist service where we take care of absolutely everything relating to your property. You have zero involvement other than decision making in some circumstances.

 

Let & Rent

We will find you a tenant and collect the monthly rent. We will deal with all notices and rent related enquiries to include collecting the rent. Maintenance issues will be dealt with directly between Landlord & Tenant.

 

Let Only

We will source you a tenant and prepare tenancy agreements. We will then hand everything over to you to deal directly with your tenant.

FEES TO LANDLORDS

Remember not all agents are the same – please remember to compare expertise and knowledge – not just fees when selecting your agent of choice.

We provide 3 main types of service to all our landlords although a bespoke service can be offered if you have any special requirements.

 

FULL MANAGED

Full Management and Rent Collection fees vary from 10 – 13% per month plus VAT. Reduced rates available for multi portfolio landlords and historic returning clients.

A monthly set up fee is also charged at the onset of each new tenancy. This varies dependant on the size and rental of the property. Costs can vary from between £300 inc VAT to £550 inc VAT

Tenancy Deposit Registration fee – ranges from £30 - £35 including VAT – also payable on renewal.

Check In Fee – FREE of CHARGE

Check Out Fee – approximately £96 inc VAT but can increase dependant on the size of the property, location,  rental and service level.

Tenancy Renewal Fee – £96 inc VAT but can change dependant on the term and rental of the property.

Inventory Fee – externally sourced and dependant on size and location of the property.
