Mortgage Valuation
These are carried out on behalf of the mortgage lenders and are to ascertain the current market valuation in its current condition. There is a limited inspection that will only report on problems that may affect value and saleability of property.
For greater assistance with your decision on whether or not to buy the property, a more in depth Homebuyer or building survey report should be carried out. A mortgage valuation will only give a limited view of the condition of the property. Both a homebuyer and a building survey can be carried out in conjunction with the mortgage valuation, therefore reducing costs.
Letter Valuation
The letter valuation inspection is the same as above, but for private clients. These are generally carried out for accountancy reasons, when couples are separating, probate and if people are purchasing the remaining share of a shared ownership property.

This survey provides the option of a more detailed inspection of the property, from the chimneystack down to the damp proof course. The new Homebuyer gives the purchaser a more user friendly format, with less complicated jargon. With this comes an opinion as to the market value, marketability and the general condition. The report has been described as a report with clear, simple and easy-to-follow information about the condition of a property
The new report describes the condition of the property, giving condition ratings to the main parts. The three ratings are
Condition Rating 1: No repair is needed. The property must be maintained in the normal way.
Condition Rating 2: Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
Condition Rating 3: Defects which are serious and/or need to be repaired, replaced or investigated urgently.
The report is suitable for most properties, but any properties older than thirty years should be seriously considered.
Building Survey
This more comprehensive survey covers all aspects of the property, but dealing with the construction in greater detail. As well as identifying the essential defects and works required, it provides a theory as to their probable cause and steps required to rectify them. These reports are generally advised for older properties, larger houses and more specialised/unique properties such as grade II listed. These are more detailed than the homebuyer survey and represent a more technical examination of the property.
